As we move into the final weeks of the year, the Lake Winnipesaukee waterfront market continues to show strength, even as inventory builds and days on market stretch slightly heading into winter. November brought a notable uptick in both new listings and closed sales compared to last year, signaling that motivated buyers are still actively pursuing lakefront opportunities despite the seasonal shift.
Inventory + New Listings
November saw 5 new waterfront listings, a significant increase from only one new listing during the same period last year. While inventory remains limited overall, this year’s late-fall activity provided buyers with more options than we typically see entering the winter season.
Buyer Activity + Closed Sales
Buyer demand held steady, with 13 homes sold in November 2025, up from 10 in November 2024. Even with more choices available, well-priced and well-positioned properties continued to move, reinforcing the appeal of the lakefront market regardless of time of year.
List-to-Sell Ratio
Sellers achieved a 96.75% list-to-sell ratio, improving over last year’s 94.84%. This shift reflects stronger pricing alignment and sustained buyer confidence at higher price points.
Days on Market
The average days on market rose to 67, compared to 45 one year ago. While this represents a 49% increase, it’s far more modest than last year’s sharp jump. This trend points to a normalization rather than a slowdown — buyers are taking more time, but they’re still writing offers when the right property comes along.
Average Sales Price
The average sales price for November 2025 landed at $3,762,769, a substantial increase from $2,743,750 in November 2024. Higher-end sales continue to guide the market, with demand strongest for updated, move-in-ready homes and desirable locations around the lake.
For buyers:
More inventory this fall means fewer bidding wars and more breathing room for due diligence, even as premium properties continue to command attention. Winter can be a strategic time to secure a property before spring competition returns.
For sellers:
Even with higher days on market, waterfront homes are still achieving strong sale-to-list performance. The rise in average sale price highlights continued demand for well-presented, well-priced lakefront homes. Preparing thoughtfully and pricing strategically remain key.
