February 2023 Lake Winnipesaukee Report
Often we are asked what is the entry level to live on the lake. Well, a price point to have "direct" Lake Winnipesaukee access was offered at $489,900 last month and went pending with just 8 days on the market at 24 Loon Cove Rd in Alton. The cottage features water frontage on Watson Brook, which leads directly into Lake Winnipesaukee, AS WELL AS a 24-foot dock across the street on the lake itself. There are unique properties like this that can get you on the lake for a lower price, island is also a lower price point than main land but in recent years has appreciated greatly as well. If the FIVE newly listed properties last month- 2 are already under contract- leaving 3 new ones remaining on the market. One is a Scott Fuller new construction currently in the framing stage of completion on Long Island in Moultonborough (accessible by car)- located at 134 West Point Rd.
Under contract quickly was 27 Echo Landing Rd in Moultonborough. The main house was built new in 2004 using the original design & many of the architectural features from the original 1912 lakefront lodge situated on a large 1.12-acre lot with 164 ft of shoreline. The property also includes a 2-bedroom guest cottage & a 4+ bay garage. This was available over the last few years as a pocket-listing in June of 2021 for $3,799,000- they went public on MLS last month at $5,650,000 and are currently pending.
A record-breaking sale for our team was closing out Winnstone - an $11.5M estate on the lake!
For our luxury properties over a certain price point, we have special luxury marketing available to us via our brokerage Compass- including but not limited to personal branding for the property with its own logo recognition as you can see from the video above featuring the name and logo we created for the property.
There is an awesome deal that hit the market today! Located off Spindle Point in Meredith on the lake. This is underpriced in our opinion- let us know if you would like to schedule a showing while it lasts! They begin on the 10th! http://neren.paragonrels.com/publink/default.aspx?GUID=2891140a-2e7e-436f-b8be-68f21320cecb&Report=Yes
The other sold property was available all summer/fall and never sold- it was taken off the market and while off- went under contract.
