Inventory-keeps decreasing

Last month, the shores of Lake Winnipesaukee welcomed five new listings of privately owned waterfront homes, sparking considerable interest among discerning buyers. Despite these additions, the market dynamics led to the sale of six properties, resulting in a slight decrease in inventory from the previous month. This contrasts with the same period in 2023, where an equal number of homes were listed, but only two were sold, enhancing the inventory levels in 2023.

A standout sale from last month was a cherished family camp on Mark Island, which had been lovingly maintained for over four decades. This island retreat commanded a sale price of $1,525,000, meeting its full asking price in a remarkable cash transaction, despite not being publicly listed.

Meredith, a sought-after location on the lake, was the setting for three of the six sales, with the most notable being an estate that fetched $3.6 million in a discreet "off-market" deal. This property, previously listed twice with different agents, was eventually sold by a former realtor who introduced the buyer. Originally priced at $3,999,000, the estate was sold for cash, highlighting its expansive grounds and potential, despite its close proximity to Y Landing Marina.

The pinnacle of last month's sales was our prestigious listing in Moultonborough, situated on the exclusive Iroquois Lane. This magnificent property, which was strategically contracted to close in the new year for tax advantages, was temporarily rented to the buyers under a unique arrangement from the moment we reached an agreement. Listed at an ambitious $6.5 million, the sale concluded at $6.3 million, with an additional $200,000 for the luxurious furnishings, exclusive of personal items, showcasing the unparalleled value and allure of Lake Winnipesaukee's real estate market.


Current inventory

The current collection of properties on the market features some long-standing gems, particularly in the coveted $10M+ bracket. Among these is the notable residence of the MB Tractor owner, strategically positioned at the gateway to Governors Island, en route to Weirs Beach. 

In the realm of newer constructions, there are two exquisite homes listed at $4,950,000 and another  priced at $5,500,000. The latter, if completed is asking $6.2M. Currently offered "as-is," this property awaits the final touches of flooring, countertops, and cabinet installations. These cabinets, already on-site, await assembly by Campagna, a renowned spec builder known for his exquisite lakeside creations. Initially intended as his personal residence, this home promises exceptional craftsmanship and design.

Additionally, the market is buzzing with several properties either freshly completed, under construction, or poised for groundbreaking. The newly finished residence at 51 Keewaydin Drive in Alton, complete with furnishings, has been seeking an owner for 95 days. Its journey to sale may be influenced by its proximity to a neighboring association, a shared right of way, or its 2-bedroom septic system capacity. Meanwhile, construction is in full swing at 32 Braun Bay Road in Moultonborough, with a promising frame taking shape, listed at $4,650,000. Another work in progress is 125 Buzzell Cove Road, also in Moultonborough, which stands as a testament to future luxury at $3,800,000, inviting a visionary to see its completion.
