What January is telling us...

The Lake Winnipesaukee waterfront market opened 2026 with steady, encouraging momentum. In January, 8 new waterfront listings came to market, while 5 properties closed, signaling continued buyer engagement even in the winter months. Homes spent an average of 64 days on the market, representing a 50% improvement compared to January 2025, an important indicator that well-positioned properties are moving more efficiently. The average sales price reached $1,787,000, and sellers achieved an 89.8% list-to-sell ratio, reinforcing that realistic pricing and strategic marketing remain key. As we head further into the year, these early trends suggest a market that is balanced, active, and increasingly responsive—especially for waterfront homes that are thoughtfully prepared and correctly priced.

A truly unique opportunity last month was 1 Little Beaver Island—a rare chance to own your own entire island on Lake Winnipesaukee. Complete with a boathouse in a special, private setting, the property offered sweeping views and an added bonus that’s almost unheard of: deeded dock access and parking on the mainland nearby. The primary consideration was the need for a new septic system and the complexity and cost that comes with island infrastructure. That said, this was a one-of-a-kind property that, in my opinion, could have easily supported a value north of $2M. The channel between the Beaver Islands is a favorite stop of mine by jet ski—always a fun destination—but those approaching by boat should be mindful of unmarked rocks. It’s absolutely navigable, but knowing the proper path makes all the difference.

Another notable opportunity was 38 Belknap Point Road in Gilford, an off-market sale that never formally hit the MLS. While this one wasn’t our listing, it highlights an important reality of the Lake Winnipesaukee market: some of the most compelling properties trade quietly.
