$1,205,000 and $1,015,000

is how much two listings in Alton closed for OVER ASKING for the last month of 2021! 122 Dewitt Drive sold for $1,205,000 after just 1 day of being on the market.  36 Pipers Point Lane sold for $1,015,000 over asking after 4 days on the market. Only 5 of the 11 closings last month closed for below their asking price. 

Many people ask what price point gets them on the big lake. It all depends on what you are looking for, especially island or not. Last month, the one island property that closed was on Bear Island. This closed for full price at $760k. 299 Bear Island 
is tucked behind Penny, South Dolly and Little Dolly Island and is a great a-frame, 3 bedroom home with a single dock and just shy of 1300 sq. ft. For the year 2021 the lowest sale on a privately owned Winnipesaukee Island was $255k on Cow Island. This was an uninhabitable structure - so more like a teardown property. For a non-tear down the starting price is likely around $400k-$500k for an island. 

For mainland, the teardown price has increased. In December, for example, two sales were to the majority of buyers' teardown properties and they closed for $1.3M and $1.68M


2021 Summary

There were a total of 131 sales of residential, single-family privately owned waterfront homes last year *per MLS. 26 of these were island properties. The highest sale was in Meredith off Powers Rd for $8,500,000. The second highest we are very fornute to have represented the buyer and won in a multiple offer situation in Tuftonboro that closed for $6.4M

Compared to 2020- which had 173 sales that year, average and median price is up by $345,176 (avg) & $185,000 (median). 11 properties this past year sold for $4M or more versus 2020 which saw just 5 sales over $4M on MLS.
