Last month when I wrote this blog for May stats, there were 15 available Winni waterfront properties available on the market. Excitingly there are now 20 total. 17 new hit the market last month with the same number of units selling (5) in the previous month too. Two of these are island properties, and the lowest priced at $518k and $530k. Three other properties are priced under $1M on the lake that are available- two of the three are seasonal properties.
17 properties are currently under agreement with a total list volume of sales expected to close of $46,463,999. Three are new construction that were sold as a concept- to be built, three are tear-down properties and two island properties.
A New Record
We feel very fortunate to have represented the buyer on the highest sale to date on MLS for Lake Winnipesaukee at $13,999,000 in Alton. Our client bought a beautiful property with an unbelievable shoreline of sandy clear water, a two bay boathouse, carriage house and main home. We also very very grateful to have represented both the buyer and seller for 14 Clement Rd that sold last month too for $4,250,000. This property was on the market last summer with another brokerage- never sold with low ball offers. We were able to sell it over the winter and a large contribution to that was the staging and our marketing reach within our brokerage that obtained an international buyer!
Bidding wars still are possible in this market- Cottage Rd sold for $375k over asking with multiple offers!
