As of today, May 13th, there are 25 exclusive, privately-owned waterfront properties available on Lake Winnipesaukee. Notably, the investment property on Governors Island, which was acquired by investors at auction for $8,925,000, is now on the market for a staggering $12,998,000. Currently, nine properties are under contract. The inventory dynamics are shifting; although three properties were sold, eight new listings have added five to the total available.

For those looking to enjoy the splendor of Lake Winnipesaukee for under $1 million—and prefer not to be on an island—the opportunity has arisen once again at 17 Chipmunk Road in Moultonborough. Last sold in the fall of 2020 for $725,000, this property features a level lot with a sandy beach. While it offers an idyllic setting, prospective buyers should note the challenges posed by the type of boat they own; access is through a small inlet, and navigation can be tricky due to the shallow depth and rocks. Despite these navigational hurdles, it remains the most affordably priced property on the lake to date.

Market Adjusting

In the recent real estate market, a noticeable stabilization in prices is apparent, and it seems buyers are becoming increasingly wary of overpriced listings. Last month, all three properties that exchanged hands sold for less than their listed prices, spending an average of 37 days on the market. Notably, the highest transaction occurred on Timber Ridge Road, where they listed property at $5.89 million (originally $6,250,000) and ultimately sold for $5.35 million. This sale hinged on the buyer's business deal and required the seller to transition to condo life at Grouse Point in Meredith—a prestigious waterfront community. Timber Ridge stands out for its elevated position, offering sweeping views over the lake and access to a charming "honeymoon" cottage and private dock via a steep path or an ATV ride.

Interestingly, two out of the three transactions were cash purchases, and two took place in Moultonborough, a low-tax area. And both properties had the highly desirable southwest-facing orientation and walk-in beaches.
