October 2022 Lake Winnipesaukee Report
No new inventory was created again...
Like last month the same amount of new listings hit the market as did closed. 12 sold and 12 new came to market keeping the inventory the same. Soon we will start to see the island properties drop off from the active count if they don't go under contract soon and it is likely we will see any more new island properties as we head towards winter.
New inventory in the $5M range did pick up recently which had many buyers still looking. It seems some of this inventory is still available as it has likely been determined by the buyers that they are overpriced. This time of year we see sellers' prices high that don't need to sell but are looking to get a certain number in hopes a buyer is out there who is willing to pay it. Summer has ended, and the sellers are likely not using the property much anymore so they are seeing what is possible in this crazy market without the summer interruption of showings.
Cash is still prominent for offers on the lake- the rising interest rates have not impacted pricing for this sector of the market.
A Record Sale for NH
Since April of 2014, the highest single-family residential sale in MLS was on Lake Winnipesaukee in Wolfeboro at 144 Springfield Point Rd for $8,975,000. We are excited to have represented the seller of the new record that took place last month at $9.4M- also on Lake Winnipesaukee in the town over at 270 Governor Wentworth Hwy. The record is likely to be short-lived with us as the Springfield Point property that used to hold the record is now under contract with an asking price of $19.5M and was on the market till just recently at 370 days. Next month we will likely have the record price for the state to share with you.
