April 2020 Lakes Region Statistical Report
Seven properties sold in Alton last month seeing a 36.36% decrease in sales when comparing March 2019 to 2020. These seven listings brought the overall 2020 closed units in Alton to 18. Nine new listings hit the market while four went under agreement. Both the month and year comparison for List to Sell Ratios say a positive increase, 2.06% when looking at March of this and last year.
Just two properties closed in Center Harbor last month bringing the town's year to date total to three. Only one new listing came on the market last month with zero that went under agreement. It was a slow month for Center Harbor.

Four listings closed in Gilford last month while 15 new properties came on the market. The sold listing count is low when comparing March 2019 and 2020 but when comparing the new listings at these same times, there is just a one property difference. Four homes went under agreement, the same as Meredith and Wolfeboro.
Laconia tied with Moultonborough for the highest amount of sold listings last month both ending March with 21 sold properties. Laconia also had the most new properties come on the market with a total of 26 bringing the 2020 total to 76. And again with the most listings to go under agreement, Laconia had 20. The average days on market was 77 days.

Nineteen new listings came on the market last month in Meredith while two went under agreement. Seven listings sold bringing the average days on market to 56 and the list to sell ratio to 98.74%.

Along with Laconia, Moultonborough had the highest amount of properties to close last month. One of the homes to close was our listing at 388 Long Island Rd which had the pleasure of representing both the sellers and buyers during their transaction. This property sold in just five days!
Moultonborough also had the lowest average days on market with 47 days, seeing a 70.99% decrease from March 2019.

Six listings sold in Tuftonboro last month with a median sales price of $445k+. One of these homes was our listing at 30 Mountain Shadows Dr that closed in just 12 days! Six new properties hit the market while only three went under agreement.

Wolfeboro saw ten listings close last month, with seven new properties come on the market. Four went under agreement, one of which we are happy to represent the buyers and it is anticipated to close in June! The median sales price was 15.49% lower than it was in March 2019 going from $349,250 to $278,250.
