April 2022 Lakes Region Statistical Report
A total of 8 properties closed in Alton in April ending the month with a 100.67% list to sale price ratio. Of all the towns in this report, there was only one town that did not have a list to sale price ratio over 100%. Homes continue to sell for more than they are listed for.
The median sales price saw a slight increase when comparing March of this year to last but the total sales volume of these same two months was just about a $1M difference.
Another month of no sales in Center Harbor. However, there were 2 new listings that came on the market. One of which was our listing at 73 College Rd that was under agreement in just a few days!
Gilford was in the top 3 towns in this report with the most new listings to come on the market in April with a total of 17, just 4 less than Laconia with the most. The list to sale price ratio continues to be over 100% on average, ending the month with 101.15%.
Our Gilford Inventory:
In April, Laconia saw the most sold and new listings with a total of 16 sold and 21 new! One of the new properties to go on the market was our listing at 27 Fern Lane that went under agreement in just a few days and is expected to close at the end of May.
Laconia did however have the highest days on market averages with a total of 81 days on market.
In Meredith in April, 3 new listings came on the market including our 43 Clover Ridge Rd property that is now under agreement. Just. shy from Gilford, Meredith had a total of 14 new listings come on the market putting it in the top 3 for most new listings to come on the market in April.
Of the properties to close, one was our listing at 25 South Watch Rd that sold for $105k over the asking price for a total of $2.6M which makes it the highest sold listing in Grouse Point to date!
118.33% was the highest list to sale price ratio in this report for the month of April and it took place in Moultonborough! Part of the increase was due to our listing at 18 Minister Point Rd that sold off market for $500k OVER the asking price. It sold for $3.2M!
Moultonborough also saw the lowest days on market averages with a total of just 5 days.
Tuftonboro had one of the highest list to sale price ratio totally 112.81%!

Our Current Tuftonboro Inventory:
Wolfeboro had a total of 6 listings sell and 11 come on the market. The median sales price is roughly the same comparing March of 2021 to 2022 but the volume sold comparing the same two months is more than double!
