Of the 10 properties that closed with exclusively owned waterfront last month the average days on the market was only 9! The longest was 67 days, then the second longest was just 7 days. WOW! We seem to be seeing a big price gap in inventory on the lake between $2M-$3M. Last month the gap in pricing went from $1,760,000 to $3,200,000. A total of just 10 properties have closed this year on the water from $2M-$3M. 

To put this into more perspective in the same time frame $1M-$2M closed this year, there has been 28 transactions and $3M+ there has been 10- all accordingly to MLS. 



Of the sold sales the highest priced was on the market for just 7 days but accepted an offer $595k below asking at $4,900,000.
