12 Winnipesaukee waterfront homes sold last month compared to the 17 that sold in June 2019. In July 2018 17 homes had sold in July, so FIVE homes less this year than last year.  Where only 16 new waterfronts hit the market last month, that is new inventory of only 4 homes in one month. With supply and demand you will see there was a significant increase in Average Sales Price from  last month ($1,418,008 vs $1,180,550) as well as a large decrease in days on market from last month (31 vs 84). 

List to sales price ratio went up by more than 10% as well. Last month we saw more high priced Winnipesaukee waterfronts hit the market as well. In July 2018 the highest priced property was just under $2M. This year, we had three over $2M. 

We are so humbled to have been a part of FOUR of the 12 closings. 4 of the top 5 priced as well. The highest sale was our property, The Birches located at 48 Little Rd in Meredith, NH where we represented both the buyer and the seller. 

19 Alderberry Lane in Moultonborough we had represented the seller back in 2016. The new buyers decided to see this year and listed with us. We were able to bring the buyer as well before it even came on the market! 

Bringing the buyer to 24 Harris Road in Meredith allowed for the sale of 84 Wagon Wheel where the Harris Road sellers moved to! Interestingly the closings were heavily focused in Meredith and Moultonborough, which is the opposite of last month which was focused in Alton, Wolfeboro & Gilford. 

So what is left? 

Just because 16 homes hit the market last month doesn't mean that is all that is available. As of August 6th, 2019 there are 98 waterfront owned homes on the market that are available and an additional 19 properties are under agreement. Of those 98, 24 are Island properties, inaccessible by car. 

The most expensive is 20 Wyman Drive in Wolfeboro for $10M with 6.2 acres with 430 feet of frontage and 14,458 finished sq. ft. An impressive architectural gem appointed with 7 en-suite bedrooms, 8 bathrooms, an entertainer’s dream kitchen, a 30’ two sided granite fireplace, a sound proof media room, gym equipped with Kaiser Functional Training Equipment, spa and sauna as well as a sun drenched great room.

The Kona Mansion property has been on the longest in Moultonborough for 1959 days now. Second is a estate compound on Governors Island for 1415 days. For 1198days is another Governors Island property, known as the home of MB Tractor owner.
