Higher average sales prices, less inventory, lower days on market...same story of supply and demand.
Last year the average DOM was 57 compared to this year - 4!
As of the date of this publication, there are only 13 properties available to purchase on the lake. We are seeing on most multiple offers and waived contingencies. The more turn-key a property is (no remodel, renovation work needed) the higher the bidding gets. We are starting to see a few properties close out at $1M+ over asking AND we know more are going to close out over $1M over asking.

Only 5 sales!
Last year it was 12 sales on the lake for the same month. It is still scary low inventory out there for waterfront, privately owned properties on Winnipesaukee. 7 Deilings Cove sold private off-market which is located in the same cove as Springfield Point in Wolfeboro. Without having seen Deilings Cove inside, based on what we are seeing for pricing this closed undervalue.
The town of Wolfeboro has only sent 4 closings all year on the lake. 2 of which were off-market sales (1 of those being an island), the third was listed back in October of 2020 and the fourth was 115 Springfield Point that closed for $457,500 over asking.
Of the 5 sales last month there were only 2 in Wolfeboro, 2 in Meredith and one in Alton. The one at 9 Lake Shore Drive has just 10 feet of waterfront. Just enough to launch your kayaks and paddleboards, and is centrally located right next to Church Landing. Lake Life has added this property to our rental program and can be booked on air bnb HERE.
