Days on Market is up BUT....

We have one of the NINE closed properties skewing the DOM stat this month, known as Boulder Lodge, the Walgreen family sold this family estate after 1486 days on the market with TWO offers. Given two offers, they got their most recent asking price of $3,900,000. This property originally started at an asking price of $5.5M in 2015! Previous owners other than the Walgreen family were the well known LePage family of LePage glue and also owned by the Lipton family. 


The main house thoroughly restored and winterized. Of the closed sales, TWO were island properties. One on its very own island known as Littlest Mud Island and sold for $1,050,000. They were asking $1.2M. This was for a 2 bed, 2 bath 860 sq. foot cabin on 2 acres with 1,320 feet of frontage that included a 2 bay boathouse. The other island property was on Little Bear and sold for $490k for a 1987 cottage with 4 bed, 2 bath 1400 sq. ft on .75 acres with 150 feet of frontage. 

The lowest sale on the lake was in Moultonborough for $470k in Balmoral. Unlike most Barlmoral water access properties this was on Middlebrook which had direct access by boat to two docks on Winnipesaukee out the backyard. 

Of the NINE sales, there were none in Laconia or Center Harbor, just one in each of the other towns except Wolfeboro and Moultonborough. Wolfeboro had 2 sales, Moultonborough had 3.
