And that's a wrap! 

2019 went out strong for Lake Winnipesaukee waterfront owned properties with 8 sales two of which we were fortunate enough to be a part of! The highest sale was our listing 100 Wyman Trail that was only on the market for 28 days and had multiple offers. This was a "like-new" 2016 contemporary Adirondack in Moultonborough on .38 acres with 128' of waterfront with a gorgeous walk-in sandy beach.

The Head Scratcher...

10 Sobel Rd in Moultonborough...which sold for $1.6M. This one started out at $1,950,000 and had a lot of serious interest and that included going under contract twice prior to its third time of which it then did close. So what happened? The camp, Winaukee, had a first right of refusal on the property. So each time the seller had an offer the camp had the opportunity to purchase it for the same value. The camp acted on this FROR the first time but backed out, the back up offer had backed out as well due to litigation letters sent their way from the camp stating what projects they would be enforcing on the new buyers. Buyers started to avoid the property, afraid of lawsuits and possible disgruntled neighbors, the camp. 

This incredible property was eventually purchased by the camp at the low price of $1.6M. A great property to add to their land which included two homes, a covered pavilion, two sandy beaches and two docking systems. Those are some lucky campers! 

TWO sales were purchased as tear downs, 72 Alpine Park Rd in Moultonborough was purchased at $1.4M as a tear down. The three car detached garage currently remains but a local builder is has begun work which we hope to be more inventory for the market as a spec home! This property has 1.71 acres and 284' of waterfront! The other 170 Edgewater Drive in Gilford on Governors Island. This home has a new spec house coming soon to the market by Marceau Builders.
