Alton had the third highest number of sold listings in this report. There was a decrease in days on market compared to the previous year going from 64 days in December of 2021 to 54 days in December of 2022. The volume sold in Alton decreased by over $10.5 million in the month of December this year even though the number of sold listings only decreased by 2 units compared to 2021.
Center Harbor had no new listings in December of both 2021 and 2022. There were 2 sold listings in December of 2021 and 1 sold listing this past year. The one listing that sold last month closed for $5,200,000. The days on market increased significantly in 2022 averaging 59 days compared to 7 days in December of 2021.
Gilford had the highest list to sale ratio in this report reaching 100.24% last month. The quantity of sold listings in Gilford decreased by 8 units in December of this year compared to last year. This impacted the volume sold in December dropping by over $6 million in 2022.
Meredith took second place for most sold and new listings in this report. Meredith had the lowest days on market compared to the other Lakes Region towns in December of 2022. Meredith volume sold decreased by over $10 million compared to December of 2021. Meredith's list to sale ratio increased by 1.82% in December of 2022; making it the second highest list to sale ratio in this report.
Moultonborough had the second highest median sales price in this report at $484,750. While the units sold in December only decreased by one unit compared to 2021, the volume sold decreased by over $7 million in December 2022. The days on market in Moultonborough more than doubled going from 36 in December of 2021 to 81 in December of 2022.
Tuftonboro had the highest median sale price in this report of $645,000 in December of 2022. The volume sold in Tuftonboro was $5,378,900 which was the highest sold volume around the Lakes Region in December 2022. This was an increase in volume sold by $4,957,400 this December compared to December 2021.
Wolfeboro saw a decrease in sold listings by 5 units from December of 2021 to December of 2022. This lead to the volume sold also decreasing from over $7 million in 2021 to just under $2 million in December of 2022. The list to sell ratio for Wolfeboro increased by 5.74% this year from last. The median sales price in Wolfeboro decreased by $94,250 in December of this year compared to December of 2021.
