July 2020 Lakes Region Statistical Report
Last month, ten listings sold in Alton and a whopping 25 new properties came on the market. Twelve went under agreement with a days on market average just over a month at 31 days!
In every category, the numbers were better this year than the were when comparing the previous year.
We say this every month, because Center Harbor is so small the numbers to reflect differently. There were zero properties that closed in Center Harbor last month while 3 new listings hit the market. One of those was our listing at 355 Center Harbor Neck Rd which went under agreement in just 7 days!
Our Current Center Harbor Inventory:
Gilford had one the highest amount of closed listings in June along with Laconia and Meredith ending the month with a total of 16 closings. Of those 16, we were lucky enough to represent the buyers on their purchases at 57 Gunstock Hill Rd and 237 Morrill St. 20 new properties came on the market and 10 went under agreement ending the month with a days on market average of 103 days- the highest for the towns surrounding Lake Winnipesaukee.
Laconia had the most listings close, go under agreement and new listings come on the market last month! 33 properties closed ending the month with a days on market average of 64 days. 36 new properties came on the market and 20 went under agreement. One of the homes was our listing at 48 Landing Ln Unit 2 which went under agreement in just 6 days!
Our Current Inventory:
Meredith had the 2nd highest amount of listings close last month for the towns surrounding Lake Winnipesaukee ending the month with 19 closings! 2 of those we were lucky enough to participate in. The first was our listing at 25 South Watch Rd which closed for $1,445,000 and the other was our buyer who purchased 82 Old Center Harbor Rd that closed for $675,000.
Meredith also saw 19 new listings hit the market and 17 go under agreement with a days on market average of 73 days.
Our Current Inventory:
Moultonborough had 10 properties close last month, one of which was our listing at Lot 6 Gilman Point a waterfront land property with 270 ft of shoreline on Lake Winnipesaukee that sold for $450,000. 17 new listings hit the market including our listings at 60 Hayes Lane which went under agreement in just 5 days! 11 properties total went under agreement ending the month with a days on market average just 56 days.
7 new properties came on the market in Tuftonboro last month while 4 sold. Just 3 went under agreement ending the month with a days on market average of just 8 days!
Our Current Tuftonboro Inventory:
20 new listings came on the market in Wolfeboro last month while 3 went under agreement. 13 properties closed ending the month with a days on market average of 35 days. When comparing 2019 and 2020, Wolfeboro saw a slight decrease in sold listings, new listings and average days on market in the month of June but and increase in list to sale ratio.
