July 2021 Lakes Region Statistical Report
In June, Alton saw 20 new listings come on the market while 14 closed. The 14 that closed left the days on market average as the highest for all the towns that surround Lake Winnipesaukee equalling 102.52%! When comparing June's days on market average with this year's there was an increase of 8.57% and the days on market average dropped 22 days, wow!
Once again, there were no closed properties in Center Harbor last month leaving no update for the days on market average and list to sale ratio. However, there were 4 new listings to come on the market last month- just 1 more than June of 2020.
Gilford had one of the most sold listing last month for the towns that surround Lake Winnipesaukee with a total of 18 properties sold, just 3 less than Laconia who ended the month with 21 sold. The same amount of new properties came on the market in Gilford last month as well.
With the 18 sold listings, the end of the month list to sale price ratio was 95.89% and just 13 average days on market.

Not only did Laconia have the most sold listings with a total of 21 listings to close, Laconia also tied with Moultonborough as having the most new listings come on the market with a total of 27.
The average list to sale ratio increased 2.95% YTD when comparing 2020 to 2021 and 1.93% when comparing just the month of June in 2020 to 2021.

5 listings closed in Meredith last month ending the month with a 101.11% sales price ratio. One of those 5 properties was our listing at 58 Blueberry Lane which closed for $1,520,000 which was $25k OVER ASKING price and was under contract in just 6 days!
Our Current Meredith Inventory:
Of the 16 properties to close last month in Moultonborough, three of them were our listings. 152 Severance Rd was under contract in just one week and closed for $932,500. 5 Leeward Shores Rd closed for $100k over asking price at $1.2M and was under contract in just THREE DAYS while 61 Summit View Dr closed for $22,100 OVER ASKING price and was under contract in just 6 days.
Our Current Moultonborough Inventory:
A total of 16 new listings came on the market in Tuftonboro last month while 7 closed ending the month with a 100.6% list to sale price ratio and a 6 days on market average.
One of the listings to close was our listing at 35 Canaan Rd which closed for $280,000 and was under contract in just five days!
8 properties sold in Wolfeboro last month bringing the list to sale price ratio to 100.75% and the average days on market to just 9 days!
