9 Waterfront Homes

sold in January of 2019. LAST YEAR only ONE sold on Lake Winnipesaukee in January on Black Cat Island. 


One sale is really driving the "mean" average up to $1,948,055. The most accurate in this month is the median of $935,000. The sale that changes the values in this report greatly is Stone Rich on Hopewell Point in Wolfeboro. From a list to sale price ratio and price. In 2018 the highest sale that closed on the Lake was for $5,000,000 on Governors Island. 

Stone Rich

The largest sale took place in Wolfeboro at 144 Springfield Point known as "Stone Rich". Asking $10,888,000 this property ended up closing for $7,750,000 after 118 days on market. This home was just shy of 19,000 sq. ft. on 7 acres with over 800' of water frontage on Winni. A special place where in the past many "famous" people had stayed including French President Mr. Sarkozy. 


This home included a 4-slip boat dock, 3-bay mahogany boathouse, a 36x50 two story barn, and an FAA approved heliport for quick access to your lakeside. Not to mention a 8-bed bunk room, a 15-seat movie theatre room, wine cellar with tasting room, and an attached six car garage. 

These owners has occupied the home for 4 years until selling. When they bought the property back in 2014 for $8,975,000 after being on the market for 342 days! Now that price cut hurts!

Meredith claimed three of the nine sales last month. 18 Dew Point Lane was a private contract where it went under contract before it was offered to the public. A beautiful Cargill construction home built in 2005 in Center Harbor Bay with 6,354 sq. ft., 4 bed, 3 bath, 1.58 acres and 176' feet of waterfront. What sets this home apart from all others on Dew Point Lane? It is the most protected home on the street. This development is located right off Route 25 as you head into Center Harbor on your right. The lots are unique shaped where each waterfront owner owns part of the back lot of the U-shaped road. This home is not even visible from Route 25 given the investment the owners made in plantings and trees to effectively minimize the sound from the road and the sight from the road. 

Another comp that was a private sale, not offered public was 4 Deepwater Point in Moultonborough. This is a property in Salmon Meadow Cove on .25 acres 3 bed, 2 bath and just offer 1000 sq. ft. A 1978 Ranch with a walkout basement and 100' of waterfront. A calm and quiet area with natural vegetation in the water with a walk-in sandy beach.  This closed for $750,000.
