    The Most Important Market Takeaways

     

    1. The Number of Sales Is Identical, but Dollar Volume Increased Nearly $20 Million

    Both years recorded 79 waterfront sales YTD.

    However, the average sale price increased from $2.62 million to $2.88 million. That translates to approximately $20.2 million more in waterfront sales volume in 2026. This is particularly interesting because it demonstrates that even without an increase in the number of transactions, the dollar value of properties changing hands has grown.

     

    2. Prices Are Higher, but the Increase Is More Modest at the Median

    The average sales price increased 9.8%, while the median increased only 2.2%. This difference matters. Higher-priced luxury transactions can significantly influence the average, particularly on a lake where properties range from modest seasonal cottages to estates selling for several million dollars. The median tells us that the middle of the market experienced a much smaller increase in the prices of homes sold. Neither statistic alone establishes how much an individual waterfront property’s value has appreciated.

     

    3. Homes Are Taking 40% Longer to Sell

    This is one of the biggest changes from 2025. That’s an increase of 21 days, or approximately 40%. The median days on market also increased from 22 to 31 days. This suggests buyers are taking more time to make purchasing decisions, and sellers may need to adjust their expectations regarding how quickly their properties will sell.

     

    4. Buyers Have More Negotiating Room

    The sale-to-list price ratio declined from 96.78% in 2025 to 94.58% in 2026. In other words, properties are selling at a lower percentage of their asking prices than they were last year. That doesn’t necessarily mean waterfront values are declining, but it does suggest that pricing strategy and negotiations are becoming increasingly important.

     

    5. Fewer Listings Are Expiring

    Despite longer marketing times, expired listings declined from 24 in 2025 to 15 in 2026. That’s a 37.5% decrease. This is an interesting contrast to the longer days on market and suggests the market isn’t simply slowing across every measure. However, listing expirations can also be affected by contract lengths, withdrawals, and relisting strategies.

     

     

    What Does This Mean for Sellers?

    The Lake Winnipesaukee waterfront market remains active, but sellers should be prepared for a different experience than they may have encountered in previous years. Properties are taking longer to sell, and buyers are negotiating more. Pricing based on current market conditions, recent comparable sales, and the unique characteristics of a property is increasingly important. Water frontage, shoreline quality, exposure, privacy, docking, and location all play significant roles in determining value. A property that is priced appropriately and presented effectively can still attract strong interest, but sellers should be realistic about marketing time and buyer expectations.

     

    What Does This Mean for Buyers?

    For buyers considering a Lake Winnipesaukee waterfront purchase, the current market presents some interesting opportunities. While average sales prices have increased, longer marketing times and a lower sale-to-list price ratio suggest buyers may have more flexibility in negotiations than they did last year. However, desirable waterfront properties remain limited, and the most sought-after locations can still attract significant competition. Understanding the differences between individual properties is critical when determining value.

     

    Looking Ahead to the End of 2026

    The Lake Winnipesaukee waterfront real estate market is continuing to evolve.

    We’re seeing consistent year-to-date transaction volume, higher average sales prices, and continued luxury market activity.

    At the same time, buyers are taking longer to make decisions and negotiating more aggressively.

    The biggest takeaway is that the market remains active, but pricing and property-specific characteristics matter more than ever.

She dedicates herself to showcasing local businesses and highlights her husband's company, Stephens Landscaping, and its remarkable projects throughout the lakes and mountains. As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce.
