    While the Lake Winnipesaukee waterfront market has clearly slowed in terms of pace, it certainly hasn’t slowed in value. Average sales prices are up nearly 45% year over year, while buyers are taking more than twice as long to make purchasing decisions. Inventory remains limited, with 20% fewer new listings, yet closed sales are actually up 56%. The takeaway? Well-priced, desirable waterfront homes are still selling, but today’s buyers have become more patient and discerning. Strategic pricing and strong marketing matter more than ever.

    • Inventory tightened. New waterfront listings declined 20%, with just 16 new listings compared to 20 last year.
    • More homes are selling. Despite a slower market, 14 homes sold compared to 9 a year ago, an increase of nearly 56%.
    • Luxury pricing continues to climb. The average sale price jumped 44.5%, increasing by more than $900,000 year over year to nearly $2.93M.
    • Buyers are taking their time. Average days on market more than doubled from 45 to 97 days, confirming that today’s buyers are more selective and homes are taking longer to sell.
    • Negotiation has returned. Sellers are still achieving 96.83% of asking price on average, but that’s down slightly from 98.21% last year, indicating buyers have a bit more leverage than they did in 2025.

     

    While the overall market has slowed, June’s waterfront sales prove buyers are still ready to act when the right property comes along. The fastest sale of the month, 62 West Point Road in Moultonborough, went under contract in just one day with multiple offers. It had also sold quickly the last time it changed hands in the fall, proving that homes checking all the right boxes continue to generate strong demand regardless of the market. On the other end of the spectrum, 63 Varney Point Road Right in Gilford spent over 300 days on the market before finding its buyer. Much of the feedback centered around the heavy no-wake boat traffic entering and exiting Fay’s Boat Yard, which sits adjacent to the property. Pricing strategy also remained critical in the luxury market. 24 Dew Point Lane in Center Harbor, the highest sale of the month at $6.5 million, underwent multiple price reductions totaling nearly $1.5 million before closing. Meanwhile, Moultonborough accounted for five of the fourteen waterfront sales, continuing to lead the lake in luxury waterfront activity. The takeaway? Buyers are taking more time to make decisions, but exceptional properties that are priced correctly and check the right boxes are still selling quickly—even in a more balanced market.

As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce.
