    The spring market around Lake Winnipesaukee continues to evolve as inventory levels rise and buyers become increasingly selective heading into the summer season. While waterfront demand remains strong overall, today’s market is showing a noticeable shift compared to the highly competitive conditions seen over the past several years.

    For buyers, more inventory means more choices and increased negotiating power. For sellers, pricing strategy, presentation, and waterfront quality are becoming more important than ever.

    Here's everything that happened in our real estate market last month for single-family privately owned residential waterfront properties on Lake Winnipesaukee.

    * 22 new privately owned waterfront listings

    * 4 waterfront homes sold

    * Average sales price: $3,148,000

    * 91.05% list-to-sale ratio

    * Average days on market: 161 days

    * 242% increase in days on market compared to April 2025

    The largest story in today’s market is inventory growth. Buyers shopping for Lake Winnipesaukee waterfront homes now have significantly more options compared to recent years, especially in the $2M–$5M range.

    At the same time, properties perceived as overpriced are sitting noticeably longer.

     

    One of the biggest shifts we are seeing in the Lake Winnipesaukee real estate market is increased competition among sellers.

She dedicates herself to showcasing local businesses and highlights her husband's company, Stephens Landscaping, and its remarkable projects throughout the lakes and mountains. As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce.
