    August Waterfront Sales Show a Faster, More Competitive Market

    August was a strong month for privately owned waterfront real estate on Lake Winnipesaukee, with 16 homes sold and an average sales price of $2,234,375.

    One of the biggest takeaways was how quickly properties moved. Average days on market was just 27 days, an 8% increase from August 2025, but a significant improvement from the longer market times we saw earlier this summer.

    Sellers also performed extremely well, receiving an average of 100.5% of asking price. That stands out in a year where we have seen negotiation return to the waterfront market and buyers become more selective.

    The August sales ranged from $600,000 to $4.9 million, showing just how broad the privately owned Lake Winnipesaukee waterfront market really is. Four of those sales closed above $4.5 million, while several island and more entry-level waterfront properties traded below $1.5 million.

    What continues to be clear in 2026 is that there isn’t one single “Lake Winnipesaukee market.” Some properties are sitting longer and requiring price adjustments, while others are attracting immediate interest and selling at—or even above—asking price.

    Location, exposure, frontage, docking, privacy, condition and pricing continue to make a significant difference. When those pieces line up, buyers are still willing to move quickly and compete.

    As we head into fall, August gives us a good reminder that although buyers have more choices than they have in recent years, well-positioned Lake Winnipesaukee waterfront is still commanding attention—and strong results.

     

    Some things to note that others don't see in a sales price is many times in this market the contents of the home are included in the price it closes for. Something to consider especialy for some of these larger homes where that value could be over a hundred thousand dollars worth of inventory/toys etc. An example being 294 Redding Lane, this proeprty sold including all the furniture, the toys including the jetski's and the boat in that $4.9M closing price. 10 Edgewater Drive, this was also sold furnished as well in the closing price.

In Moultonborough, Brie is deeply engaged within her community. She dedicates herself to showcasing local businesses and highlights her husband's company, Stephens Landscaping, and its remarkable projects throughout the lakes and mountains. As a member of the NH & Lakes Region Home Builders Association, she holds the role of Vice President of Affiliates on the Executive Board and has co-chaired their annual Parade of Homes event for seven consecutive years. Brie has also served as a public official on the Town of Moultonborough's Planning Board for three years and sits as a board member for the Lakes Region Chamber of Commerce. Notably, Brie's Client Choice Charity Program reflects her commitment to giving back. She pledges a portion of every real estate commission to a charity of her clients' choice, demonstrating her dedication to enriching the Lakes and Mountains of Central New Hampshire, both personally and philanthropically.
