Five Winnipesaukee Sales last month

two of which we were fortunate enough to be the listing agents for. Both were Delong built a-frame lake houses in Moultonborough. One sold for $1.5M and the other $1,120,000. Both similar in size with detached two car garages. So what made up the $380,000 price difference? 

51 Echo Landing that sold for $1.5M and had an amazing back-up offer on the property as well. Echo has 58 more feet of waterfront which resulted in a bigger docking system that could accommodate 3 boats versus 2 and also made the lot much more private. Echo also faced SW and had long mountain views of the Belknaps. Echo had a larger main living floor plan with a larger wrap around deck on the main level and lower level. This shows how much more buyers are willing to pay for features such as exposure, frontage, privacy and views. 

Driftwood had other characteristics that add more value as well than say Echo Landing, the biggest being the walk-in sandy beach. Since this is a grandfathered feature and cannot be replicated today this was a huge draw for many buyers. While, many buyers prefer open views, this cove location offered calmer waters for a potential buyer to enjoy. This one also had a paved road all the way to its driveway and was a much shorter distance to Route 25 than Echo.

Winnipesaukee waterfronts


Currently 60 listings are available on the market with private Winnipesaukee waterfront. Another 22 are under contract as of today (March 16th). Their average days on market is 185 days and median is 95. The average list price is $1,833,693 and the median is $1,070,000. The property with the highest DOM is none other than the Kona Mansion in Moultonborough listed @ $6,995,000 and has been on the market for 2182 days. 

For buyers right now the hottest price point is $850,000-$1,250,000 and then $2M-$3M. Inventory remains scarce and we hope the Spring will bring more for the plethora of buyers.
