Owned, single-family homes

on Winnipesaukee encompasses this report. 8 sold last month, 8 sold in April 2019 as well. Average DOM continues to go down year over year with 88 days on average last month.  47 Advent Cove finally sold in Meredith last month. This was a Adirondack home with a two-bay boathouse built into the land. A unique thing was that roof of the boat house was permitted as a helicopter landing pad! 

This home can be viewed in detail HERE. This home has been on and off the market dating back to 2014! The asking price to start was $3,995,000 and remained at that price for 520 days. Then switching brokerages in 216 it came on at $3,750,000 for 1,135 days until it went under contract this year and closed at $3.5M. 

Right now we need more listings $1M-$3M. That is the hot spot. A year ago we would have said that the buyer pool would get significantly smaller after $2.5M. That has since changed in just a years time and the threshold for many is now at $3M. 

We do know that down the shoreline from Advent Cove Rd is the other sold property: 144 Veasey Shore Road. This home is another on and off the market for years. The new owners plan to tear it down soon and build new! 



Currently available on the market

only 59 homes are available with an additional 17 pending. Four of the 17 pending are Island properties each on different islands: Bear, Little Bear, Cow & Mark. Much of the higher end $3M active listings have been on and off the market for years and years. We are in need of new inventory, priced fair (still is a sellers market) with the highest demand for west facing with a more gradual slope to level lot.
