May 2021 Lakes Region Statistical Report

Alton

Last month, Alton had 7 listings close ending April with the highest list to sale ratio of all the towns surrounding Lake Winnipesaukee with 104.46%! Alton is 1 of 5 towns to have a list to sale ratio over 100% meaning listings are selling for more than they are listed for. 

14 new listings came on the market in Alton. The median sales price increased $156,000 when comparing April of 2020 to April 2021 while the volume increased $234,125.



Center Harbor

In April, only 1 property closed in Center Harbor which sold for $275,000 for 93.25% of the list price. One of the properties to go under agreement last month was our listing at 70 Keyser Rd that is expected to close June 1st.

The YTD volume sold in 2021 is significantly more than it was this time last year with an increase of $2,640,900!



Gilford

Along with Laconia and Moultonborough, Gilford was in the top 3 for the most sold listings in April with a total of 12 sold. Gilford was also in the top for most new listings to come on the market with a total of 27. One of the new listings is our property at 26 Checkerberry Ln listed for $1,150,000.

Laconia

 Laconia had the most sold listings to close last month with a total of 16 bringing the list to sale ratio to 102.37% and the days on market average to just 19 days.

Both the median sales price and volume sold for April 2020 vs April 2021 increased. 

One of the listings to close last month was our listing at Lot 3 Timber Lane which closed for $125,000 and went under agreement in just 5 days!

Meredith

A total of 18  new listings came on the market in April in Meredith and 11 sold. Meredith was one of the 5 towns to have a list to sale price ratio over 100% ending the month 102.45%!

The average days on market went from 137 days in April 2020 to 44 days in April 2021, what a difference! Listings are selling much quicker than they used to.


Moultonborough

13 listings closed in April, one of which was our buyers at 17 Whitehouse Farm Rd that closed for $676,000. Of the properties to go under agreement, 2 were represented by our team: our buyers at 00 Frye Rd and our sellers at 152 Severance Rd!

One of the 5 properties to close last month in Tuftonboro was 270 Governor Wentworth Hwy that we had the luxury of representing the buyers on. This property closed for $6.4 million being our biggest sale to date!


Wolfeboro

18 new listings came on the market in Wolfeboro last month while 11 sold bringing the average days on market to 43 days. The list to sale price ratio was one of the highest, 102.45%! 

The volume sold in April 2020 more than doubled in April 2021!
