May 2022 Lakes Region Statistical Report


In April, a total of 9 properties closed in Alton while 18 new hit the market. Comparatively, the year to date numbers for 2021 and 2022 in both sold listings and new listings are very similar. The average days on market in significantly less in April of this year compared to last with just 25 days. The list to sale price ratio also saw an increase from 104.46% to 106.37%.

Center Harbor

Month after month, not much happens in the small town of Center Harbor. Though it is one of the towns surrounding Lake Winnipesaukee, we typically see the least amount of action happen here. For instance, another month of no sold listings and just 2 came on the market. Comparatively, in April of 2021, only one property closed which sold for $275,000. Maybe June will be the month big things happen in Center Harbor?


Gilford had the most sold listings in April with a total of 13, 1 more listings sold than April of the previous year. At least it's consistent! Gilford also saw the most new listings come on the market with a total of 22, just one more than Moultonborough.

Along with 6 other towns in this report, the list to sale price ratio in this town was over 100% meaning house on average were selling for MORE than they were listed for. In Gilford, the average list to sale price ratio was 104.28% with an average days on market of just 6 days- the lowest tied with Tuftonboro.


Just 3 behind Gilford, Laconia had the 2nd most sold listings in April with a total of 10. When comparing April 2021 and 2022, this year we did see fewer sold listings and significantly fewer newer listings from 33 to just 13. Inventory still remains low- but they are selling quickly! The average days on market in Laconia was only 10 days.


14 new listings came on the market in April while 8 sold. Of those 8, we had the luxury of representing the buyers and sellers of 29 South Watch Rd that closed for $2.6 million in just 5 days!


Moultonborough had a great month with 21 new listings and a list to sale price ratio of 104.9%! Of the 8 properties to sell in April, our team had the luxury of being a part of several of them!

Just 3 properties sold in Tuftonboro last month, while 7 came on the market. The average days on market was certainly the highest in this report with 100 days.
