September 2022 Lakes Region Statistical Report


In August, a total of 15 homes sold AND came on the market in Alton. This is not to say they were the same 15 homes, but it's interesting to see the same number on both sides. 

When comparing August of 2021 to 2022, you'll see the median sales price increased $150,000 and the volume increased $4,184,440. The average sales market decreased from 60 days to less than half at 28 days.

Center Harbor

Unlike several months this year, Center Harbor saw homes sell in August ending the month with a total of 2 closed. In addition, 4 new homes came on the market including our listing at 312 Lane Rd listed for $1,595,000 that quickly went under agreement. We can't wait to share the stats of this one once it's closed!


A total of 14 homes sold in Gilford in August ending the month with a 26 days on market average ad 101.94% list to sale price ratio. Unlike the last several months, the list to sale price ratios in the towns in these reports are slowly going down (we aren't seeing over 100% in every town anymore).


Laconia saw the most new AND sold listings in August out of all the towns in this report. This was also one of only three towns touching Lake Winnipesaukee that had a list to sale price ratio over 100% ending the month at 100.92%.

We had the luxury of being involved in several of the transactions that closed in Laconia last month including our listings at 106 Garden Circle and 108 Garden Circle. Both of these properties closed for more than the asking price! Our team represented the buyers on the sales of 738 Weirs Blvd #40 and 7-9 Harrison St.

Meredith saw one of the lowest days on market averages ending the month with just 17 days, 6 more days than Moultonborough who had the lowest. A total of 13 new homes came on the market while 20 sold. 

Of the 20 that sold, we have the luxury of listing 31 Lake Country Rd that closed for $2m which was $75k over the asking price.

We also represented the buyer on the purchase of 12 South Watch Rd that closed for $2.5m!


In August, a total of 18 new listings came on the market in Moultonborough.  13 listings closed ending the month with a 101.8% list to sale price ratio which was very similar to how August 2021 ended.
